If you are experiencing problems with slow drains or foul smells, one of our Investigation Surveys will help to determine why and where the problems are.

Whether you have been recommended to have a Drainage Survey carried out by your Building Surveyor or you know you have a faulty drain, this is the Drainage Survey for you.

Does the property have a Septic Tank?

Don't forget to let us know that the Drainage is not mains connected, We will need to arrange to have the Septic Tank emptied and perform a "binding rules check" to ensure compliance.

Step 1 - Preparing

Provide us with as much information as possible, the more we understand what types of problems you are experiencing the better equipped and prepared we will be on the day.

Step 2 - Surveying

Once the Survey has been booked in one of our qualified Surveyors will arrive to the property and carry out the Drainage Survey. As part of all of our Surveys we create a Drainage Layout, we believe this allows for an easy to read map of your Drainage that can be cross referenced with the Survey Report once it has been completed. 

Step 3 - Report Analysis

Upon completion of the Drainage Survey we begin our final stage, Report Generation & Report Analysis. During the generation of the report the Surveyor assigned to your project will identify defects within the Drainage Network, as each fault is found the Surveyor utilises our Construction and Repairs Managers to build the most cost effective and economic solutions. This ensures that when our reports are handed over they contain all the defect information and most importantly how we can resolve your problems including the associated costs involved. This process takes around 5 days to complete depending on the network complexity and size.

The building surveyor recommended a Drainage Survey, why?

We work alongside Building Surveyors regularly, some of the most common reasons are that the Drains may be old and are suspected to be worn out in areas. If a building shows signs of damp or subsidance and lastly if the property is has a private Drainage system such as a Septic Tank or Sewage Treatment Plant. The building surveyor will usually detail in their reports as to what they suspect.

If the Drainage needs repairs can you carry them out before we move?

Depending on the type of repair we can normally facilitate repairs prior to your move. In some circumstances where the repairs may be larger you will have to arrange for retentions with the mortgage provider. Most allow 6 months for us to complete the repairs.

Should the seller be paying for the Drainage Survey?

There are no rules as to who pays for the Survey, it is however normally the buyer who purchases the Survey. In circumstances where Septic Tanks or a Waste Treatment Plants is involved the costs are often split between both parties due to the Tank Emptying service required to complete the Drainage Survey.

Will the Drains Survey Report tell us how to fix the problem?

Our Drainage Layouts and Drains Survey reports are used to build a plan of action on how to get the Drainage Network functioning should a problem be found. The Survey report includes and explanation of the defect and proposed remedy, this includes prices for the repairs. You can then choose if you would like to proceed with the repairs, this is then handled by our installation and repairs teams.
