Pre-Construction Phase

Pre-construction for complex wastewater projects can feel overwhelming, that’s where we come in.

From planning requirements and permit applications to technical design and compliance, the early stages of a drainage project can be complex. Our team manages the full pre-construction phase for mains sewer connections, new build developments, commercial schemes, and treatment plants outside General Binding Rules.

We produce the designs, prepare the applications, and handle the technical groundwork including planning applications, Environment Agency discharge permits, highways applications, and design coordination, giving your project a clear, compliant, and well-prepared path into construction.

A strong pre-construction phase gives your project the clarity, compliance, and technical foundation it needs before work begins. It helps identify risks early, ensures the right designs and applications are in place, and reduces the chance of costly delays once construction starts. For complex mains connections, commercial wastewater schemes, new build developments, and treatment plants outside General Binding Rules, proper preparation is essential.

By dealing with the design, permitting, and regulatory requirements at the outset, pre-construction creates a smoother route into delivery. It gives you confidence that the project is technically sound, fully considered, and built on the right foundations from day one.

To get your pre-construction project underway, give us a call, send us an email, or fill in the enquiry form below. Our team will guide you through the process from start to finish, managing the design, applications, permits, and technical planning needed to move your project towards construction.

Pre-Construction

Before pre-construction work can begin, we’ll carry out a detailed review of your site and project requirements to determine the most suitable path forward. This stage may include assessing drainage constraints, reviewing site layouts, identifying discharge options, and establishing what design, permitting, and approval routes will be required.

Where needed, we’ll also manage the surveys, technical design work, planning applications, Environment Agency discharge permits, highways applications, and supporting documentation required to move the project forward — ensuring everything is properly prepared before construction begins.

Construction Phase

Once the pre-construction phase is complete and all designs, applications, and approvals are in place, the project is ready to move into construction. Depending on the location and scope of the works, the construction phase can either be carried out by our team where suitable, or handed back to your builder, contractor, or client with a fully prepared package ready for delivery.

Our role is to ensure the groundwork has been done properly, with the technical design, permissions, drawings, and supporting information in place so construction can proceed with clarity and confidence. This gives whoever delivers the works a clear, compliant route forward and helps reduce delays, uncertainty, and costly issues on site.

Completion

Once construction is complete, there can often be further technical and administrative steps needed to properly close out the project. Depending on the scheme, we can provide post-construction support such as as-laid drainage layouts, drainage surveys, and the preparation of information required for adoption or ongoing drains maintenance by the relevant sewerage operator.

This helps ensure the completed works are properly documented, any remaining requirements are addressed, and the project can be handed over with the right records and supporting information in place.

Frequently Asked Questions

What is included in the pre-construction phase?

Our pre-construction service can include site assessments, technical design work, planning applications, Environment Agency discharge permits, highways applications, and other supporting documentation needed before construction begins. The exact scope will depend on the type and complexity of the project.

Do I need pre-construction support for every drainage project?

Not every project requires a full pre-construction package, but more complex schemes often do. This is especially important for mains sewer connections, larger commercial works, new build developments, and treatment plants that fall outside General Binding Rules.

Can you provide pre-construction services if the construction works will be carried out by someone else?

Yes. We can manage the pre-construction phase as a standalone service and then hand the completed designs, applications, and supporting information back to your builder, contractor, or client for construction.

How long does the pre-construction phase take?

Timescales vary depending on the complexity of the project and the approvals required. Some projects move through quickly, while others may depend on planning decisions, permit approvals, or third-party responses. We’ll always advise you on likely timescales based on your specific scheme.
